J.C. Hart Expands Into Ohio!
J.C. Hart Company, along with our business partner Republic Development, LLC, has been selected by the town of Sylvania, Ohio, to purchase and develop a 5.5 acre site for luxury apartments and commercial space. The site, called SOMO by the Sylvania City Council, (which stands for South of Monroe Street) will house 206 apartment homes, (1, 2, & 3 bedroom) a clubhouse, pool, and underground parking. A second phase will eventually include retail and office space. The SOMO project will bring active adults, Millennials and empty-nesters to the urban core of Sylvania. Construction of the SOMO project is set to begin this year or in early 2018, pending zoning approval by Sylvania’s Planning Commission and City Council.
The LineJ.C. Hart has purchased the property in Broad Ripple that formerly housed Roger’s Pool Company and has been owned by the Blickman family since 1959. The Blickman family has formed a joint venture with J.C. Hart called Hoosier Line, LLC, and together we will be building J.C. Hart's second Broad Ripple project, this one called The Line—Urban Flats on the Monon. The name is a nod to the original name of the Monon Trail which used to be a railway called The Hoosier Line. The Line will consist of 130 studio, 1 & 2 bedroom flats and will offer retail space on the ground level. The property is on Westfield Boulevard, north of Broad Ripple Avenue, fronting the Monon Trail on the west, with views of the White River on the east. J.C. Hart is excited to be teaming with the Blickman family to perpetuate their longstanding presence in Broad Ripple and to be building our second project in this premier Indianapolis neighborhood -- the first of which is Park 66 Urban Flats, located at 66th and Ferguson. Construction/Development UpdateOne One Six Phase II (116th & College in Carmel, IN) has completed the required pre-construction meetings with the City of Carmel and Clay Township and is underway. Phase II will consist of 81 units; 12 1-bedroom studios, 40 1-bedroom flats, 23 2-bedroom flats, 6 3-bedroom flats with 1 attached Coach Home.
Park 66 has 40 units that have drywall completed and are ready to move into the finish stage. The 108-unit building is being divided into 2 sections and then it is being worked floor by floor. Rough in mechanical trades are now working in the 2nd half of the building. Exterior masonry and brick will be getting started soon now that spring has arrived. The project is moving along at a good pace and is on schedule to be ready for move-ins by the end of August.
The demolition of the Penrose on Mass site is complete and excavation for the underground parking garage has begun!
In the Development pipeline, the design stage of our Harmony project (146th & Springmill in Westfield, IN) is complete and should close in mid-to-late summer. Midtown Carmel and The Line (Rogers Pool site in Broad Ripple) are both in design stages and should both close by mid-to-late summer!

IAA ConnectionOn February 22nd, J.C. Hart Property Management team members took some time to mix with their fellow industry cohorts to help raise funds for the Indiana Apartment Association’s “Rebuilding Lives” campaign that assists apartment residents who have been affected by natural disasters. Someone even got pied in the face as one of the fundraising activities!
Many of our J.C. Hart Associates are involved in committees and activities related to IAA, our industry’s professional trade organization. Several of our Associates serve on the Young Professionals in Multifamily (YPM) and helped to plan the recent YPM event held at Lakeside Apartments. The featured speaker was Deb Gardner, who was asked to share some of her “secrets to success.” Deb’s secrets were being competitive, placing her goals where she can see them every day, and having a tenacious follow-up system. These attributes have no doubt assisted Deb in reaching her goals in successful lease-ups and have helped propel her up the ladder at J.C. Hart. Great job, Deb!
Summit Vision Councils & Executive ForumsOn March 24, Charlie Kurtz and Gabrielle Gonzalez held the first of 2017’s Executive Forums. Over the course of 3 mini-sessions, they met with the majority of our property management Associates to go over Waitlist SOP’s (Standard Operating Procedures) and how waitlist sales can affect a property's Net Operating Income. The forums were quite educational and very well received!
Ten field Associates joined the Executive Team in February to discuss some of the brands we are loyal to and why. Are there different levels of expectations and reasons why we are loyal to particular brands? What promises can we make to our customers and to one another based on our Core Values? A group of 17 Associates took part in the Millennial discussion in March. J.C. Hart is now over 50% Millennials (70 of 130!) and our goal at J.C. Hart is for all of our Associates, no matter their generation, to not only feel satisfied by and engaged in their work, but also to be inspired by the company’s mission and leadership. The Millennial Voice: Promoting a Company Culture that Maximizes Generational Engagement, and Brand Promise Part 2,Two Summit Vision Councils (SVC) were held in the first quarter.

Certainly the quote above encourages a Company that is seeking change and improvement to translate that knowledge into action. If successful, this differentiates a Company from its competitors in numerous positive ways! When J.C. Hart adopted our Core Values over 10 years ago, we chose Innovation and Development as two of our key company traits, realizing that for a Company to sustain long term success it must establish a priority for Associates to expand their knowledge and collectively embrace new ideas and change as a team. This decision ensures we won't rest on our past successes and we will constantly strive to deliver better ways to create great experiences for our customers.
Our focus on Innovation can be seen prominently in our current Company culture by expressing this value in activities such as "Shark Tank", where we have asked Associates to submit new ideas to improve the company. This is a driving force behind one of our 2017 Critical Numbers, and is extremely important to the Company as it will initiate positive ideas for change! Our HartSmart platform promotes our Core Value of Development by providing every Associate with an opportunity to learn and grow through increased professional knowledge. The implementation of Standard Operating Procedures (SOP's), born out of Associate Feedback and our focus on Development, is an annual priority to create consistent policies and procedures throughout our platform to assure the uniform delivery of great customer experiences!
